In this month’s blog we’re talking about how to make an offer after viewing a property. After hearing this question a handful of times recently from people on viewings, we thought it would make for a helpful topic!
The process of making an offer on a property is much more straightforward than it seems! We know as estate agents we deal with offers every day, but buyers often have plenty of questions about what’s required and how to do it right.
The good news is that making an offer doesn’t need to feel daunting. Offers can be made in person, over the phone, or even via email – it doesn’t have to be overly formal. While some agents may ask for offers in writing, verbal offers are still widely accepted. What’s important to remember is that each estate agency may have its own process, so being flexible and well-prepared will always work in your favour.
Preparation is everything when it comes to making an offer. Having the right documents ready shows you’re serious and ensures the process runs smoothly.
You’ll typically need:
- A current Mortgage in Principle
- Proof of deposit funds
- Photo ID
It’s worth double-checking that your Mortgage in Principle is up to date before you start making offers, as an expired one can cause unnecessary delays. When you’re organised, you stand out as a reliable buyer. Promptness in supplying paperwork can also strengthen your negotiating position, while delays may weaken it.
Another important factor to consider is your position in the property chain. If you’re also selling a home, be transparent about where you are in that process. Agents will often check the chain by contacting the other agents involved, and sellers will want reassurance that your sale is progressing well.
Sellers tend to favour offers from buyers whose own sales are advanced, with documentation ready to go. If you’re upfront and clear about your chain, it increases the likelihood of your offer being accepted.
Ultimately, the strongest offers are those backed by preparation, organisation, and good communication. If you’re thinking of making an offer, make sure you can provide everything required right away – it could be the factor that secures your dream home!
