What do you Charge?

Thanks for asking! We’re happy to be very open and transparent about our fees. The investment in our services is 1.5% inclusive of Vat (subject to a minimum fee of £2400) and we’re confident that our marketing and negotiation will ensure you’re better off with us even if there were another agent prepared to work for free!

How long am I tied in for?

The short answer is you aren’t! We want people to work with us because they choose to not because they are contractually bound to. It always surprises us how many estate agents claim to offer an exceptional service and then ask you to sign a contract of 12 weeks or more. The only benefit of a contract period is to the agent themselves as it stops people from leaving if they aren’t happy! We’re confident enough in our service that we don’t feel the need to tie you in!

Who does the viewings?

We promise to do every single viewing. Too often estate agents claim to do the viewings but then ends up asking the homeowner to do the majority themselves. We want to find out what buyers really think of your property and they will generally be far more open with us. Every single viewing will be accompanied by an experienced member of our team who has seen the property before and is familiar with it as that’s the only way we can effectively sell it.

What are your opening times?

Our office is open from 9 till 5:30 Monday to Friday and from 9 till 4 on Saturday. However estate agency just isn’t a 9 till 5 job and we’ll often be doing viewings and valuations most evenings. We’re also always available to our clients within the dedicated WhatsApp groups we create.

How long does it take to sell a property?

Without sounding like a politician it is difficult to give a straight answer to this as there are just so many variables! The type of property, price bracket, location, time of year and the state of the market will all have a huge effect on the time it takes for a property to sell. However you would generally expect to receive the most interest in the first 6 weeks of marketing.

The time it takes from the point of accepting an offer through to the sale actually completing can also vary greatly based the financial position of the buyer, the solicitors involved, any unexpected complications and the length of any chain. An average sale should take about 90 days but could be as quick as 30 days or as slow as 120 days!

What happens if I change my mind?

We work on an entirely no sale no fee basis so if you change your mind and decide not to sell at any point you you won’t have to pay us anything.

Can you recommend a solicitor and mortgage broker?

Yes we work closely with some great solicitors that we highly recommend and can get you quotes from. We also have a great relationship with the mortgage brokers Oviso who have helped many of our clients get great rates on their mortgages.

What shall I do to get my home ready for sale?

Ask us to come and have a look at it to give you some specific advice! Seriously though people sometimes think that they shouldn’t ask an estate agent to value their property until they are ready to come onto the market but the earlier we meet the better as we can then let you know what work if any you could do to add the most value.

Can I use more than one estate agent?

You could but why would you want to! Your best approach would be to find a great agent that you feel really confident in and entrust them with the sole responsibility for handling the sale. That way you know that every enquiry and offer negotiation is being handled by the agent you feel most comfortable with and you’re not risking your property appearing undesirable or difficult to sell by buyers seeing it advertised by multiple agents.

Are there any extra charges!

Absolutely not! Most agents charge extra for things we include as standard but we want all our clients to receive the marketing and strategy required to achieve the best possible outcome on their sale which is why we include everything within our fee and don’t have a tiered service. The only other thing you will need legally to market your property if you don’t already have one is an Energy Performance Certificate (EPC). We can arrange this for you at a cost of £90 inclusive of Vat.
