Our top tips for creating an eye catching property advert!

Our top tips for creating an eye catching property advert!

In today’s fast-moving property market, first impressions matter more than ever. The vast majority of buyers will see your home for the first time online, which means your listing needs to make a great first impression!

So how do we make sure your home stands out from the sea of listings?

It starts with the photography

A quality camera paired with HDR bracketing technology. This means we take multiple exposures of each room—capturing detail in both the brightest and darkest parts of the image—and blend them together. The result? Crisp, balanced photos that show your home in the best possible light, no matter the weather or time of day.

While technology is important, presentation is everything. A beautiful kitchen can be let down by a tea towel draped over the oven or a stray pan drying on the draining board. That’s why we guide sellers on how to prepare each room before the shoot.

• Remove tea towels, dishcloths, and anything hanging on oven doors
• Clear draining boards of pots, pans, and plates
• Tuck away bins, pet bowls, and cables
• Check for reflections—especially in windows and mirrors—to avoid catching the photographer in the shot
• Smooth out bedding and fluff pillows.

Elevated Views with Drone Photography is another important choice!

One of the features our sellers love is our drone photography. We believe elevated, aerial shots are a powerful tool, especially for homes with large plots or countryside views. It gives buyers a sense of the layout, scale, and surroundings. Even better, our editors can enhance the images by replacing dull, grey skies with bright, blue ones—giving your listing that extra visual pop that draws people in.

Estate Agent-Led Video Tours That Bring Homes to Life!

There’s nothing quite like a guided video tour to help potential buyers feel the space. We film full agent-led walkthroughs, where we tour each room and highlight our favourite features—whether it’s the spacious kitchen-diner, a sunny garden, or the peaceful location. This isn’t just a silent slideshow which is often the case with regular listings —it’s a genuine, informative viewing experience designed to help people imagine living there.

Before the full property launch, we post an engaging sneak peek clip. These short videos have creating viewings often before they’ve gone live!

Descriptions That Tell a Story

When we write up your listing, we spend time crafting a headline that grabs attention and makes people want to read on, including a real insight from the estate agent who visited your home, from their favourite features to local highlights like good schools, handy shops, or brilliant road links.

We also ask the seller, what you love about living there? Whether it’s a sunny garden where your kids play, the quiet street with great neighbours, or the open-plan kitchen that’s perfect for Sunday roasts—those little personal touches give buyers an emotional connection.

Rightmove: Where Buyers Look First

More buyers look at property on Rightmove than anywhere else. So our job is to make sure they stop scrolling and look at your house. Every property we list is launched as a Featured Property, which means it appears at the top of the search results in your area for the first seven days. According to Rightmove data, featured listings get 100% more clicks than standard ones.

After seven days, your advert becomes a Premium Listing, which means it stands out even more with a larger display and more photos shown upfront. Premium listings get, on average, 20% more clicks than non-premium ones. We constantly review the data and adapt our approach, using the best tools and techniques to maximise exposure for your home.

Price Banding: Why It Matters

Rightmove organises search results in £25,000 increments, which means the way you price your property can dramatically affect how often it appears in search results. For example, pricing a property at £365,000 places it between the £350,000–£375,000 and £375,000–£400,000 bands—meaning it might not show up where most buyers are looking.

By pricing strategically—say at £375,000—your property appears in both search bands, giving it far more visibility. We always advise sellers on how to get this balance right to attract the widest possible audience.

Final Thoughts

If you’re looking for an estate agent to sell your home, make sure you choose one that understands how to market it properly. The way your property is presented, promoted, and positioned online will have more impact on interest levels than almost anything else. Great marketing doesn’t just make a home look good—it gets results.

We treat every listing with care, creativity, and strategy. If you'd like to see what we can do for your home, we’d love to show you how we can help.
